RULES FOR OUR HOME - PLEASE RESPECT AND FOLLOW

Contracts will be send upon confirmation of dates and availability.

Once dates, cost, and identification has been settled upon, owner/host will email all contracts and legal documents to guest for signatures.  Deposits will be required to hold reservation.  

Balance will be due upon 14 days prior to arrival date.

Cancellation policy:

• Free cancellation for first 48 hours after booking, as long as the guest cancels at least 14 days before check-in.
• After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate, and the cleaning fee.

Policy:

With the constant amount of scams and fraud occuring, please note we have a strict policy regarding refunds and discounts:

• Utilities: We live at our home too: its our second home so when we visit we go through everything to make sure its in working order.  If anything should occur during your stay, please contact us immediately.  Our channels of communication will have our local maintenance professional come and inspect the issue with an immediate attempt to resolve the issue.  We will go out of our way to make sure all applicances (including HVAC, water heater, washer/dryer) are in excellent working condition but things happen in our home just like they do in yours. While we understand this is your vacation, please remember this is a home and things happen unexpectedly. 
• Discounts and refunds WILL NOT be given if you see a bug.  They live in Florida and we have monthly pest control to prevent.  We also know we can't prevent all of them. 
• Our home is cleaned regularly and kept in excellent to immaculate condition, with all preventative measures in place, therefore we will strictly enforce this policy. 

Florida is HUMID.  The air conditioning typically runs year-round.  Therefore, we firmly ask that if you are using the AC, please make sure exterior doors are closed AT ALL TIMES. 

PLEASE DO NOT LEAVE THE DOORS OPEN AND RUN THE AC AT THE SAME TIME. 

Failure to adhere to this rule may result in the AC unit freezing/malfunctioning.  Any HVAC service call due to this occurring will result in the renter/guest being responsible for the service call and all fees. 

PLEASE KEEP ALL EXTERIOR DOORS CLOSED WHILE AC IN IS USE

We LOVE DOGS. Absolutely adore our two fur babies Pepper and Maggie. Yes, they travel with us and love the home and fenced in yard too! 

PET POLICY:

• DOGS ONLY - Unfortunately we have severe allergies to all other animals and cannot allow them in our own home. 
• 25 lbs. and under max weight
• 2 DOGS MAX
• NON-SHEDDING
• HOUSE AND POTTY TRAINED
• 2 small crates will be available for use in the guest shed (back yard) for use during your stay if needed. 
• We ask that if your fur babies love the furniture and snuggle up next to you, please use a sheet or blanket provided in hall linen closet labeled "dog blankets" to cover the furniture. THANK YOU
• Please make sure all dog "poops" are cleaned up in the back yard after each day.  Please use the blue trash bin in front of home to discard of their daily duties. 
• In consideration of our neighbors, please do not allow your dog to remain outside if they are a constant barker!  Please also do not leave the house and leave your pet unattended outside in the heat, especially during the summer months due to the extreme temperatures.
• Any damage to the home or furnishings (chewing, etc.) or damage to the exterior (digging in the yard, destruction of plants or landscaping, damage to furniture) will result in a charge to the guest/renter for full replacement cost of damaged items and pet security deposit will be forfeited.
